Able Asset Launches Luxury Homes Artique Ramkhamhaeng Targeting High-End Buyers
Able Asset Group is expanding into the Bangkok and surrounding areas, challenging major real estate players with the launch of the super-luxury single-family homes Artique Ramkhamhaeng. This project targets the niche market with only 21 units, each offering over 300 square meters of usable space, starting at 16 million baht. The company is also preparing to tackle the anticipated downturn in the real estate market next year by launching 4-5 projects, both horizontal and vertical, with a total value exceeding 2 billion baht.

Mr. Kasidit Manophinivej, Managing Director of Able Asset Group Co., Ltd., revealed that the company has been in the real estate business for 10 years, starting in 2011 as a joint investment among engineers with over 20 years of expertise in real estate and construction. They began by investing in low-rise condominiums in tourist areas like Hua Hin and Phuket.

In 2015, the company expanded its investment into the Bangkok condominium market, launching the Remarkable project at Research Center 2 on New Phetchaburi Road, with only 87 units. In 2018, they introduced the Liss Ratchayothin project with 172 units located on Phaholyothin Soi 27, near the Green Line extension from Mo Chit to Khu Khot, with the Phaholyothin 24 station nearby. Currently, both projects have fewer than 10 units left for sale.

As the condominium market began to show signs of slowing down since the implementation of LTV measures, which continued until 2021 and were heavily impacted by the global COVID-19 pandemic, the company adjusted its investment strategy to focus on horizontal projects in Bangkok and surrounding areas, offering both semi-detached and single-family homes at various price points from mid-range to luxury.
The first project launched in mid-2021 was “Astoria Rangsit,” located on Rangsit Klong 3 Road, covering over 15 rai, developed into 112 units of 2-story semi-detached homes with a British European style, each with a width of 8 meters. The land sizes range from 35-38 square wah, with a usable area of 135 square meters, featuring 3 bedrooms, 1 multipurpose room, and 3 bathrooms, starting at 3.29 million baht. The development is divided into 3 phases, with the first phase of 40 units receiving a good response, achieving over 30 units sold, and the second phase of an additional 40 units is currently on sale.

The latest project, launched at the end of October, is named “Artique Ramkhamhaeng,” located in Soi Ramkhamhaeng 164, covering over 6 rai. It features 2-story modern luxury single-family homes that emphasize elegance and high privacy, with only 21 units available, priced between 16-18 million baht, with a project value of 380 million baht. The target customers are young professionals aged 30 and above, primarily successful business owners and executives who previously lived with their families in housing estates in the Ramkhamhaeng area and nearby, looking to expand their families into a housing project with more spacious designs.
“Before launching this project, the company conducted thorough research to understand the behavior of our target customers who seek homes that meet the demands of digital living and reflect their identities, including living, working, and personal relaxation spaces, while also accommodating elderly family members. Importantly, the homes must ensure high security and proximity to amenities, especially along the electric train routes. The project is only 550 meters from the Orange Line train station at Cultural Center-Minh Phat (Suwinthawong), ensuring a positive reception as over 100 customers have already expressed interest in advance registration,”
The company has leveraged its engineering expertise to design the homes in the Artique Ramkhamhaeng project to ensure quality and functional value, under the concept of “A Home that Reflects Your Identity.” Customers can customize their homes with up to 11 options, some at additional costs and others provided for free, to create unique living spaces that cater to their lifestyles. Options include free wallpaper installation according to company specifications, engineered wood flooring, swimming pool features, solar rooftops, facades, solar slabs, EV chargers, and packages for elderly residents at additional costs.
The project offers two house models: the Revoque model, with 10 units, features land sizes of 70-74.92 square wah and a usable area of 309 square meters, designed in a C-shape, with a width of 11.80 meters and a depth of 14.70 meters, comprising 4 bedrooms, 4 bathrooms, and parking for 2 cars, along with a ground-floor bedroom that can be converted into a multipurpose room and an open space in the middle of the house for a garden or private corner.
The second model, named Remarque, consists of 11 units, is the largest with a usable area of 360 square meters, a width of 17 meters, and situated on land sizes of 72.5-84.64 square wah, featuring 4 bedrooms, 5 bathrooms, and parking for 3 cars, along with a multi-purpose room on the ground floor. Both models highlight a spacious living room designed with a double volume height of 6.40 meters.

Regarding the company's future business plans, Mr. Kasidit stated that the company plans to expand investments covering single-family homes, semi-detached homes, townhomes, and condominiums in Bangkok and surrounding areas, particularly focusing on horizontal homes with fewer units, with land sizes of approximately 10-30 rai per project. The product range will be divided into four main categories: Economy for first-time homebuyers, with options for low-rise condos and townhouses; Standard for semi-detached homes starting at over 3 million baht; Premium; and Luxury, focusing on single-family homes in city-center locations.
Initially, the company aims to launch about 4-5 new projects in 2022, with a total project value of no less than 2 billion baht, including one low-rise condominium project and 3-4 horizontal projects. They already have some land ready for development and are in the process of acquiring more in Bangkok, Pathum Thani, Nonthaburi, and Samut Prakan.
